The navigator built a route from the Staraya Derevnya metro station, passing along Primorskoe Highway - the shortest route to the site. I would like to note that after Primorskoye Highway the road goes through Konnolahtinsky Avenue, which is not lit at night, and in winter it is very slippery. The developer plans to resolve the issue with lighting, as I was told by the sales department.

From the nearest metro station “Staraya Derevnya” you can get to “Yuntolovo” by public transport. To get to the residential complex from the Staraya Derevnya railway station, there is an electric train to the Olgino station, and then you need to transfer to the 112th bus. Or from the Chernaya Rechka metro station you can take route taxi 210. The minibus goes along Savushkina Street, which is known for its constant traffic jams every day. Therefore, the advantage of transport accessibility of the object is too loud a statement, at least for people without a car. Also in 2016, a minibus was launched from the Komendantsky Prospekt metro station.


Within 20 minutes by car you can reach the Ring Road, and 15 minutes to the WHSD. For now, the only road leading to the complex is along Konnolahtinsky Avenue. The distance from the nearest metro station is not close. The situation will change after the opening of the Begovaya metro station; it will be located at the intersection of Savushkina and Turistskaya streets. As part of the first stage, 14 buildings were delivered with a delay of 1.5 years. The commissioning date for the second stage was postponed from the 3rd quarter. for 4 sq. 2016, the deadline for receiving keys has not changed - until February 27, 2017. The third phase was planned to be fully commissioned in the 1st quarter. 2017, now the deadline has been postponed to Q2. 2017; The deadline for receiving keys is November 30, 2018.

Internal infrastructure of the complex

The residential complex does not have underground parking, but there are open parking spaces on the street. While the houses are not completely occupied, there are no problems with parking. The passages in the yard are wide, there is no feeling of crampedness even if cars are parked on both sides. The construction of a parking lot is envisaged only during the construction of new lines.

The houses are located quite close to each other. The courtyard area is open, it is equipped with children's playgrounds, young trees and a lawn are planted. The courtyards have a quiet, calm atmosphere, and the complex is surrounded by forests, but noise from construction is constantly heard. Despite the fact that the houses are not yet fully occupied, Yuntolovo does not seem deserted. There are many children playing in the yard, as well as workers scurrying about, who, according to residents, can enter any entrance, which causes them concern.

Behind the house there are areas that have not yet been landscaped. The developer cannot influence the state of the Yuntolovsky reserve in any way. And the forest that surrounds the complex will gradually be built up with new lines of Yuntolovo. The residential complex has no neighbors. In the future, the location will be developed even more actively, because... The sensational Lakhta Center is being built a 15-minute drive from the site.

Poorly developed social, shopping and entertainment infrastructure

The Yuntolovo residential complex is located in a location with an insufficiently developed infrastructure. On the block I saw only a Dixie grocery store and a pharmacy. There is nothing else on the site. There are no banks, restaurants, cafes, fitness centers or shopping centers. For infrastructure facilities you will have to go to the Primorsky district, to Savushkina Street. You can get there without traffic jams in 15 minutes, but, I repeat, traffic jams on this street are common.

There are no social institutions near the Yuntolovo residential complex; the nearest kindergarten and school are in the village of Olgino, and the nearest hospital is on Optikov in the Primorsky district. But since the government of St. Petersburg obliges developers to build social facilities in areas with poorly developed infrastructure, a kindergarten for 250 people (2017) and a school (2018) will soon appear on the territory of the residential complex. I passed by a kindergarten; 2 floors have already been built. In total, the project provides for the construction of 17 kindergartens, 10 schools and 3 sports complexes. Also, as the quarter is developed, Glavstroy will build medical facilities, and a police station will appear on the territory. In addition, Glavstroy plans to organize a rowing school in Yuntolovo. The developer does not announce the deadlines, and for now you need to be prepared to live without all this.

Places for walking and ecology

As I said earlier, the residential complex is located in close proximity to the Yuntolovsky Nature Reserve. The Yuntolovka River flows nearby, and there is Lake Lakhtinsky Razliv. The Gulf of Finland is a 10-minute drive away. The nearby forest belt is not landscaped; residents of already populated areas have even come across snakes there, so you need to walk carefully with children. Mushrooms and berries grow in the forests, and local fishermen make their catch in the river.

You understand that after the completion of the quarter, Yuntolovo will be a very quiet place, surrounded by forests on one side.

On the other hand, nearby, in the village of Olgino, there is the Northern Aeration Station of Vodokanal for sewerage treatment, and in addition, in the north there is a solid waste landfill. All this is a source of periodically appearing unpleasant odor. Residents of this and neighboring locations are concerned about this problem; perhaps in the future the government will be able to resolve this issue.

Significant objects nearby

In 2018, in the location where the Yuntolovo residential complex is located, it is planned to open the Lakhta Center - a public and business complex and the headquarters of the Gazprom company. This will fundamentally change the status of the microdistrict, and will also create about eight thousand new jobs, which will definitely entail the development of small and medium-sized businesses.

On sale there are euro-bedroom apartments with a kitchen of 23 m2, the smallest kitchen area is 10 m2.

The layout of two-room apartments is also varied. In addition to apartments with the correct shape, there are also apartments with completely inconvenient layouts - in which all the rooms except the kitchen have an irregular geometric shape. There are apartments with a European layout, although the kitchen is only 15 m2. The area of ​​kitchens varies from 9 to 15 m2, and balconies from 2.8 to 3.2 m2. Not every apartment has balconies. The size of the halls in some two-room apartments is comparable to the size of the rooms in the apartments. There are apartments with two bathrooms.

The apartments with the largest area in the Yuntolovo residential complex are three-room apartments. All of them are of regular geometric shape, without balconies if located on the ground floor. In a residential complex, you can view the apartment yourself, without the presence of a representative of the developer at the site. The keys were given to me with complete trust, and I went to inspect the property.

The decoration of the halls in the house is very modest: the walls are simply plastered and covered with yellow paint, and there is linoleum on the floor. The house has silent elevators from OTIS, and at the entrance there is an elevator for people with limited mobility.

I started inspecting a two-room apartment in the 1st stage of construction (commissioned in the 4th quarter of 2014). The apartment is located in the third section on the fourth floor, the total area is 37.5 sq.m. Overall, I liked the layout of the apartment, it is square in shape, but there is no balcony. I would like to note that in Yuntolovo you can only buy an apartment with full finishing, although many, I’m sure, would prefer to give it up. There were also many complaints from residents of another Glavstroy facility, the Severnaya Dolina residential complex, about deficiencies in the finishing; most had to gradually undergo fresh renovations after moving in.

The apartment complex has an outdated heating system with risers running through every floor, but at least there is a thermostat.

In the houses of the first stage there is no intercom; the decision to install it lies on the shoulders of the residents. In the second and further, it is provided, as well as glazing of balconies, but the prices there are already higher.

There is no garbage disposal in the house; the garbage disposal is located 50 m from the entrance.

There is a not very pleasant smell in the apartment and the entrance - either whitewash or pipes. Representatives of the developer who gave me the keys say that this is because the house is not yet fully occupied.

On the one hand, the complex has been renovated - move in and live. On the other hand, it is very simple and not modern. In the bathroom the walls are simply painted - they need to be tiled, all the pipes and counters are visible, the cheapest plumbing was used - it is also better to replace them. The bathroom has a connection point for a washing machine, but there is no drain. The kitchen does not have communications for a dishwasher; you will need to resolve this issue yourself.

Legal issue

Having analyzed the typical DDU of the Yuntolovo residential complex, which you can see at the end of the report, I noted the following points

  • Clause 1.1 states that the land plot provided for construction belongs to the Developer on a lease basis. If you need to study the terms of the lease agreement in more detail, ask the developer for this agreement. They are obliged to provide it.
